SCOPE OF SERVICES
PHASE 1 – PRE-DESIGN/PROGRAMMING (P): [20.00 HRS. – 25.00 HRS.]
PROGRAMMING MEETINGS WITH CLIENT:
Initial Client meetings –establish design direction, project priorities, budget, review existing spaces at Renton home and Bellevue home, photo documentation, furnishing/artwork documentation etc.; Miscellaneous email correspondence with Client, Builder and Architect
PHASE II – SCHEMATIC DESIGN (SD): [90.00 HRS. – 100.00 HRS.]
DESIGN + DOCUMENTATION:
Develop preliminary design concepts including any hand sketches, 2-D drawings, color and materials and preparation for preliminary design presentation meeting. Miscellaneous correspondence with Client, architect, builder, vendors and subcontractor as necessary.
Rooms Included: Entire House
3-5 client meetings to review conceptual layouts, materials, drawings etc.
3-5 jobsite meetings to review any details with architect, general contractor and/or subcontractors
3D Renderings NOT included. Designer can provide alternate 3-D rendering service, if requested. A cost estimate will be provided for approval, prior to any 3D development.
EXT DOORS/WINDOWS: Assist with color and material selections based on Builder and/or Architect approved window/door manufacturer
PLUMBING: Review & select all plumbing fixtures
LIGHTING: Research and select interior decorative lighting fixtures and exterior decorative lighting fixtures
APPLIANCES: Not provided in this estimate. Designer able to provide consult, recommendations and selections if requested
SURFACES/MATERIALS/FINISHES: Review & select all flooring including hardwood flooring, carpet, tile and/or stone; Review and select all materials for showers, backsplashes etc.; Review & select options for solid surface slab materials, specialty wallcoverings; Develop drawings or sketches for tile layouts, where applicable
CABINETRY DESIGN/DRAWINGS: Develop drawings, design and layout of cabinetry, including plans and elevations, where applicable; Select style and finish for cabinetry
SHELVING/CLOSET SYSTEMS: Layouts provided by closet company. Designer to provide consultation service, color/material selections and hardware recommendations
INTERIOR/EXTERIOR PAINT COLORS: Select all interior paint colors and exterior color palette
WALLCOVERINGS/SPECIALITY WALL FINISHES: Select wallpaper or specialty wall finishes
MILLWORK/TRIM: Provide door, trim, window casing and baseboard details
HARDWARE: Select interior door hardware, exterior door hardware, cabinetry hardware and accessories
STAIR RAILING: Research and select iron stair railing design and finish
EXTERIOR DECK RAILING: Provide railing design, material and finish options
PHASE III – DESIGN DEVELOPMENT (DD): [65 HRS. – 80.00 HRS.]
Provide 1-2 rounds of material revisions to any hard surface materials, details and/or drawings that may require various trips to Seattle or Bellevue to re-select any product; Miscellaneous correspondence with Client, architect, builder, subcontractors and/or vendors. Provide up to 8.0 hours of revisions to drawings. Provide 1-3 client meetings to present any revisions to finalized materials, design layouts.
Miscellaneous correspondence with Client, architect, builder, vendors and subcontractors to help establish bidding requirements and respond to any design questions or concerns
PHASE IV – CONTRACT DOCUMENTATION: [55.00 HRS. – 65.00 HRS.]
Prepare and provide written specification and drawing package to deliver to Client, architect and builder for bidding purposes, including specification photos and/or inspiration photos where necessary
Provide revisions and updates to written specification and drawings package throughout the project as changes may occur
PHASE V – PROJECT OVERSIGHT (PO): [70.00 – 80.00 HRS.]
CONSTUCTION PROGRESS/JOBSITE VISITS/PROJECT OVERSIGHT:
Multiple jobsite visits to ensure quality and adherence to design objectives and industry standards; Miscellaneous jobsite visits with Client, architect, builder, vendors or subcontractors to review design, materials, tile layouts, electrical layouts, plumbing layouts etc.
