SCOPE OF SERVICES
PHASE 1 CONSTRUCTION
PHASE 1 – PRE-DESIGN/PROGRAING (P): [5.00 HRS. – 6.00 HRS.]
PROGRAMMING MEETINGS WITH CLIENT: Initial Client meetings –establish design direction, project priorities, budget etc.; Miscellaneous email correspondence
PHASE II – SCHEMATIC DESIGN (SD): [30.00 HRS. – 40.00 HRS.]
DESIGN + DOCUMENTATION:
Develop preliminary design concepts including any hand sketches, 2-D drawings, color and materials and preparation for preliminary design presentation meeting at residence.
Rooms Included: Cabana – great room, kitchen, bedroom, bathroom; Pool – coping material and pool decking material/colors
2-3 client meetings at house to review conceptual layouts, materials, drawings etc.
2-3 jobsite meetings to review any details with general contractor and/or subcontractors
SURFACES/MATERIALS:
Flooring/Counters: Review & select tile or stone for flooring, showers, backsplashes etc.
Slabs: Review, select options for solid surface slab materials
DRAWINGS: Develop drawings or sketches for cabinetry and/or tile layouts, where applicable
CABINETRY DESIGN/DRAWINGS:
Design/Layout: Develop drawings, design and layout of cabinetry, including plans and elevations, where applicable
Style/Finish: Select style and finish for cabinetry
PLUMBING: Review & select plumbing fixtures
INTERIOR/EXTERIOR
PAINT COLORS: Select interior paint colors and exterior color palette
LIGHTING: Select interior decorative lighting fixtures
MILLWORK: Select millwork and provide sketches as necessary
HARDWARE: Select cabinetry hardware and accessories
WINDOW TREATMENTS: Review and select window treatments options including fabric selections if necessary
PHASE III – DESIGN DEVELOPMENT (DD): [6.00 HRS. – 10.00 HRS.]
REFINE MATERIALS/REVISIONS
Provide 1 round of material revisions to any hard surface materials, details and/or drawings that may require a half day trip to Seattle or Bellevue to re-select any product; Misc. correspondence with Client, general contractor, subcontractors and/or vendors. Provide up to 2.0 hours of revisions to drawings. Provide 1 client meeting to present any revisions to finalized materials, design layouts.
Miscellaneous correspondence with Client, general contractor and subcontractors to help establish bidding requirements and respond to any design questions or concerns
PHASE IV – CONTRACT DOCUMENTATION: [5.00 HRS. – 8.00 HRS.]
DOCUMENTATION:
Prepare and provide written specification and drawing package to deliver to Client and General Contractor for
bidding purposes, including inspiration photos where necessary
Provide revisions and updates to written specification and drawings package throughout the project
PHASE V – PROJECT OVERSIGHT (PO): [6.00 – 14.00 HRS.]
CONSTUCTION PROGRESS/JOBSITE VISITS/PROJECT OVERSIGHT:
Multiple jobsite visits to ensure quality and adherence to design objectives and industry standards; Miscellaneous jobsite visits with general contractor or subcontractors to review design, materials, tile layouts, electrical layouts, plumbing layouts etc.
