PHASE 1 CONSTRUCTION
PHASE 1 – PRE-DESIGN/PROGRAMMING (P):
PROGRAMMING MEETINGS WITH CLIENT:
Initial Client meetings –establish design direction, project priorities, budget etc.; Miscellaneous email correspondence with Client, Builder and Architect
PHASE II – SCHEMATIC DESIGN (SD):
DESIGN + DOCUMENTATION:
Develop preliminary design concepts including any hand sketches, 2-D drawings, color and materials and preparation for preliminary design presentation meeting at Alger residence. Miscellaneous correspondence with Client, Builder, Architect and vendors as necessary.
Rooms Included: Kitchen and Primary Bathroom
1-2 client meetings at house to review conceptual layouts, materials, drawings etc. and 1-2 jobsite meetings to review any schematic details with general contractor and/or subcontractors

PLUMBING: Review & select plumbing fixtures for kitchen and primary bath
LIGHTING: Research and select interior decorative lighting fixtures for kitchen and primary bath

PHASE III – DESIGN DEVELOPMENT (DD):
REFINE MATERIALS/REVISIONS
Provide 1 round of material revisions to hard surface materials, details and/or drawings that may require a half day trip to Seattle or Bellevue to re-select any product; Misc. correspondence with Client, Builder, subcontractors and/or vendors. Provide up to 2.0 hours of revisions to drawings. Provide 1 client meeting to present any revisions to finalized materials, design layouts.
Miscellaneous correspondence with Client, Builder and subcontractors to help establish bidding requirements and respond to any design questions or concerns
PHASE IV – CONTRACT DOCUMENTATION:
DOCUMENTATION:
Prepare and provide written specification and drawing package to deliver to Client and Builder for
bidding purposes, including inspiration photos where necessary for kitchen and primary bath;
Provide revisions and updates to written specification and drawings package for kitchen and primary bath
PHASE V – PROJECT OVERSIGHT (PO):
CONSTUCTION PROGRESS/JOBSITE VISITS/PROJECT OVERSIGHT:
2-3 jobsite visits with Client, Builder, Architect and/or subcontractors to ensure quality and adherence to design objectives and industry standards and/or to review design, materials, tile layouts, electrical layouts, plumbing layouts for kitchen and primary bath
